Kachina Village Homes for Sale: One A-Frame's Sold Price

A 1,107 sq ft Kachina Village A-frame closed at $495,000 in May 2026. Here is what sold it, what almost killed it, and why three published medians disagree by $262,000.

Anyone tracking Kachina Village homes for sale in 2026 should study 2507 Kona Trail before they set a price. This 1978 A-frame cabin closed on May 15, 2026 at $495,000 against a $499,950 list, which is 99.0% of ask in a Kachina Village market where the quarterly median close actually fell year over year. It is a small house that got a big number, and the reason is instructive.

The five numbers that matter

  • Closed: $495,000 on May 15, 2026, listed at $499,950, which is 99.0% of ask and $4,950 under list (Homes.com, Redfin)

  • Size: 1,107 finished square feet, 1 bedroom, 1.5 baths, built 1978 (MLS #203777)

  • Price per foot: $447, against $410 for Kachina Village and $395 citywide (Realtor.com Kachina Village)

  • Lot: 0.17 acre corner lot, 7,786 square feet, with a two-car attached garage

  • Financing: Conventional, no HOA, short-term rental use allowed per the MLS field

What sold it in Kachina Village

Three things carried this sale, and none of them were square footage.

The first was the garage. The listing led with a "HUGE attached garage," and in a community at roughly 6,800 feet of elevation with county snow removal on paved roads, an enclosed two-car garage attached to the house is not a convenience item. It is the difference between shoveling a driveway and not. On a 1,107 square foot cabin, a garage that size is a disproportionate share of the structure, and buyers paid for it.

The second was finish level. This was not a rustic 1978 cabin left alone for 48 years. The record describes a custom Kraftmaid kitchen, a travertine ensuite shower with under-floor heat, tongue and groove ceilings, and a gas fireplace under an open A-frame vault. Condition, not age, sets the ceiling on cabins in this price band, and the same pattern shows up in our Upper Greenlaw market report.

The third was the lot and the use case. A corner lot with a dog run, a shed, an open deck, no HOA, and short-term rental use permitted at the county level is a specific buyer's shopping list. Coconino County cannot prohibit short-term rentals under A.R.S. § 11-269.17, and the county permit runs $250 per year with annual re-application. That is a real, priced-in optionality that a home inside Flagstaff city limits does not always carry the same way.

What almost didn't

The one bedroom count is the honest constraint. A 1 bed, 1.5 bath house with a loft reached by a ladder is not a financeable family home for most buyers, and it narrows the pool sharply. The loft is a den, not a second bedroom, and calling it one would be a misrepresentation. That is very likely why the seller took $4,950 off rather than holding for list.

The second friction was the record itself. Depending on which portal a buyer opened, they saw this house at 1,107 square feet, 940 square feet, or 447 square feet. They saw six days on market or 52. Confused buyers write lower offers, or no offers.

The third was the market backdrop. Russ Lyon Sotheby's reported a Kachina Village Q2 2026 median close of $513,000, down 7% year over year, with average days on market at 69 and inventory down 50% to six homes (Russ Lyon Sotheby's Northern Arizona market update). Closing at 99% of ask into a softening median is the outcome, not the baseline.

Why $447 a square foot is not an outlier

The subject sold at $447 per finished square foot. Realtor.com's Kachina Village market page shows $410 per square foot for the community, ZIP 86005 at $436, and Flagstaff citywide at $395, all retrieved August 17, 2026.

Small houses always price high per foot. A kitchen, a heated bathroom, a garage, a well connection, a septic or district sewer tie, and a graded lot cost roughly the same whether the floor plan is 1,100 feet or 2,200. Divide those fixed costs across fewer feet and the per-foot number rises. Anyone using a neighborhood per-foot average to value a small Kachina Village cabin will underprice it, and anyone using this sale's $447 to value a 2,400 square foot house on Nakai will overprice that one.

Three published Kachina Village medians, and they are $262,000 apart

This is the part most buyers never see. As of August 17, 2026 there are at least three defensible published medians for this community and its ZIP:

  • $513,000 Kachina Village Q2 2026 median close, 20 closed sales, 69 average days on market (Russ Lyon Sotheby's)

  • $636,818 Kachina Village median with a 9.80% year over year gain, 19 active listings, 53 days on market, 98% sale to list (Realtor.com)

  • $775,000 ZIP 86005 median with 171 active listings and 75 days on market (Realtor.com ZIP 86005)

These are not averaged here, because they are not measuring the same thing. The Sotheby's figure is closed sales in one quarter. The Realtor.com figures blend list-side inventory. And the ZIP number is not a Kachina number at all: ZIP 86005 also contains Forest Highlands, where the median list price sits at $2,350,000 and $695 per square foot. A handful of golf-course listings drag the entire ZIP median upward by hundreds of thousands of dollars. Zillow's own ZIP-level average home value for 86005 reads $733,566, up 0.4% year over year through July 31, 2026 (Zillow).

If anyone quotes you a "Kachina Village median," ask which one and over what window.

Four portals, three square footages, one house

The MLS, Redfin, Homes.com, and Compass all carry 1,107 finished square feet for 2507 Kona Trail. That is the figure to use.

Coldwell Banker's page shows "living area 447 sq ft" alongside "building area 1,107 sq ft" on the same page. Realtor.com's detail page shows the same 447 in its living area field, and its price history line for the May 2026 sale reads "$1,107 per square foot." Those two numbers are the sale's price per foot and its size, swapped. It is one data bug printed two ways.

A separate Zillow page describes the house at 940 square feet with two bedrooms and two baths, and states the last sale was $265,000 in July 2017. That is a stale cached record, not a competing measurement.

Verify against the MLS number, which is #203777, and the parcel, which is APN 116-33-007, Kachina Village Unit 15, Lot 7. Portal cards are marketing surfaces, not the record. Six days on market, or 52

Homes.com and the MLS record report six days on market. Compass reports 52 days on market with an April 18, 2026 in-contract date. The same MLS-sourced record carries both a March 24, 2026 public marketing date and an April 11, 2026 list date.

That gap is the whole explanation. Count from the list date and you get days. Count from first public marketing and you get weeks. Neither number is wrong, and neither should be quoted alone. When a listing agent tells you a comparable sold in under a week, ask which date started the clock.

What ownership in Kachina Village actually involves

Kachina Village is an unincorporated census designated place in Coconino County, not inside Flagstaff city limits, and that changes several practical things:

  • Water and sewer come from the Kachina Village Improvement District, which serves roughly 1,400 homes and was formed in 1965. KVID raised rates 12% effective July 1, 2025, its first increase after 12 flat years (KVID).

  • Roads are paved and county maintained, with county snow removal. Building permits go through Coconino County, not the City of Flagstaff.

  • Law enforcement is the Coconino County Sheriff, not Flagstaff Police.

  • Fire is Highlands Fire District, with Station 25 inside the neighborhood.

  • Access is its own I-17 interchange, roughly seven to ten miles to downtown Flagstaff and about five miles to Pulliam Airport.

  • Schools are Flagstaff Unified School District. Middle and high school boundaries changed for 2026 and 2027, and FUSD still buses high school students from Kachina Village and Mountainaire. Confirm your specific address at FUSD's boundary finder.

Recreation is the durable draw. The Kachina Wetlands Preserve at 2263 Utility Road is a recognized birding site, Raymond County Park runs about 12 acres, the Pumphouse Wash Natural Area covers roughly 128 acres, and the Highlands Trail runs about 3.8 miles to Fort Tuthill. Coconino National Forest is adjacent.

Wildfire and flood, stated accurately

Two disclosures matter here and both get distorted in casual conversation.

Coconino County's community assessment rates Kachina Village wildfire risk as "Very High." In 2026 the Pocket Fire put the community into SET status on June 27, later downgraded. The fire never reached Kachina Village. Buyers should budget for defensible space work and confirm insurance availability early, because that rating shows up in premiums.

Separately, FEMA completed a routine flood map revision for the Kachina Village and Mountainaire area effective July 19, 2022 (Coconino County). That remap is unrelated to the Pipeline Fire burn scar flooding, which affects areas inside west Flagstaff city limits.

What this means for Kachina Village sellers and buyers

For sellers: condition and infrastructure carried this sale, not size. A finished kitchen, a heated bathroom floor, a real garage, and a clean corner lot moved a one bedroom cabin to $495,000 in a quarter when the community median close was down 7%. If your Kachina Village home has been updated, the comparable set is other updated homes, not the neighborhood average.

For buyers: verify square footage against the MLS number and the parcel before you write, ask which date started the days-on-market clock, and never accept a ZIP 86005 median as a Kachina Village median. Forest Highlands is in that ZIP and your house is not competing with it.

For both: inventory in Kachina Village was down 50% year over year to six homes in Q2 2026. Thin inventory with a softening median is a market that rewards accurate pricing and punishes anchoring to last year.

Frequently asked questions about Kachina Village homes for sale

What is the median home price in Kachina Village? It depends entirely on the source and window. Closed sales in Q2 2026 came in at a $513,000 median per Russ Lyon Sotheby's, while Realtor.com's community page shows $636,818 and the broader ZIP 86005 shows $775,000. Ask which figure and which window before relying on any of them.

Are short-term rentals allowed in Kachina Village? Coconino County cannot prohibit them under state law, and the county issues an annual short-term rental permit for $250 that must be re-applied for each year. Confirm current requirements with the county before you buy for that use.

Is Kachina Village part of Flagstaff? No. It is an unincorporated community in Coconino County with its own improvement district for water and sewer, county road maintenance, county sheriff coverage, and county permitting. It is roughly seven to ten miles from downtown Flagstaff.

Does Kachina Village have an HOA? Many properties, including 2507 Kona Trail, have no homeowners association. Confirm per parcel, since that is not universal.
